Winter Greetings
It's been awhile since the last update. So far it's been an extremely warm winter, but it appears winter has finally arrived at Deep Creek Lake. Minutes from the October 2006 meeting are in the mail. Click here for an electronic copy. In brief, new officers have been elected, the proposal to hire a management firm was voted down and the annual association fee will increase $20 a year. Fall Greetings
The annual meeting is scheduled for 2:30pm on October 14th at the Red Run Inn. One proposal is to hire an outside property management firm to handle the day to day administration tasks of the association. Unfortunately, no one has volunteered to assist and I can no longer continue to devote the amount of time that I have in the past two years to keep the association running. Spring Greetings
Well, it looks like we survived another winter. Really nothing major other than to report that we have successfully transferred ownership of the roads to the association. Hope to see everyone wondering the neighborhood at sometime.

Fall Greetings
The minutes of the 2005 Deerfield Property Owners Association Meeting have been published. Details about the meeting are here. In effort to curb costs, meeting minutes are being e-mailed to property owners who have registered an e-mail address and mailed to property owners who have not registered e-mails. Due to the lack of a participation (8 of 35 property owners) at the annual meeting, a proxy vote of the issues is required. Please return the proxy form via e-mail or snail mail as soon as possible.

Fall Greetings
The 2005 Annual Deerfield Property Owners Association Meeting was held on October 8th at The Red Run Lodge Restaurant. Due to the lack of a participation (8 of 35 property owners), a proxy vote of the issues is necessary. Details will be mailed out shortly. One issue raised prior to the meeting was the lack of availablity to the incorporation papers. The documents have now been placed on the web in the restricted area.

The 2005 Annual Association Meeting is tenatively scheduled for October 8th at 2:30 pm at The Red Run Lodge Restaurant. Details will be mailed to each lot owner within the next week.

Everyone should have received their 2005 Annual Assessment in the mail. Due date is July 1st.

Association Update - The association has now been officially incorporated with the State of Maryland as the Deerfield Property Owners Association, Inc. We are now in the process of establishing a bank account and obtaining a postal box. Association assessments will be sent to all registered property owners in the early part of June with a due date of July 1st. I would like to thank everyone for the suggestions and comments. Please feel free to contact us with any questions.

Results of the funding proposal have been tallied. We heard from 16 lot owners (not including the officers). Proposal 1 received 9 votes and Proposal 2 received 7 votes. Unfortunately neither proposal received more that 50 percent (18 votes) of the vote. This being the case, we have to default to the assessment method detailed in the Declaration of Restrictions and Covenants, Article IV, Section 3, Uniform Rate of Assessments, "The annual assessment must be fixed at a uniform rate for all lots." To fulfill budget requirements each lot will be assessed $105 for the first year and $80 annually thereafter. As stated in the covenants assessments are due on July 1st of each year. Budgets will be discussed at each annual meeting and may be adjusted accordingly. The incorporation process is underway and bylaws will be sent to each of you in the near future. Ho! Ho! Ho! Season Greetings
Many have written and asked for news on the association. In brief, the newly elected board of directors have talked numerous times since our first association meeting back in October. We have been working hard on calculating a yearly operating budget and formulating a proposal to all property owners on how to fund the association. The proposal will be sent to all property owners in January for a vote. Stay tuned for more.

Fall greetings.
Breaking News! The first ever Deerfield Association meeting is scheduled for October 30th, 2004 at The Red Run Inn on Mayhew Inn Road at 3pm. The meeting is being called to discuss items relevant to to formation of a formal association. Items to be considered include bylaws, incorporation. dues and election of interim officers. Please plan on attending, your input is valuable.

Summer greetings.
Things are really busy in the community. The house on Lot 11 is completed and has been on the market for sometime. The new home being built on Lot 14 is well on it's way to completion and last but not least Lot 10 has broken ground. In case you have some money burning a hole in your pocket, Lot 22 is for sale, asking price $69,900.

Greetings after a very long winter season. Spring has finally sprung in Deerfield. Very little has change since the last update. The log home on lot 11 is still in the construction process. The latest rumor is that construction of a Mountaineer Log home will soon begin on Lot 14.

Well all the lots are sold and we are in the midst of a building boom. The community currently has six homes with one under construction on Lot 11 for a total of 7 developed lots. I have a feeling that we are going to see many more within the next few years.
